The good news: these homes have solid bones. They have real hardwood framing (unlike some newer construction), plaster over lath that was built to last, and lot sizes that allow for additions and ADUs. Once you remodel, you have a modern home that's worth the investment.
Living in Mukilteo means designing and building for moisture. We get 50+ inches of rain per year, high humidity, and freeze-thaw cycles that older homes weren't designed to handle. That changes how we approach remodeling.
Exterior moisture management: We install proper flashing, slope grading away from the foundation, install perimeter drainage when needed, and specify vapor barriers in crawlspaces. Mukilteo's frost line is 18 inches, so we dig foundations below that to prevent heaving in winter.
Interior moisture control: We use proper ventilation (range hoods vented to outside, not into the attic), avoid vapor barriers on the inside of walls that trap moisture, and specify materials that tolerate humidity. Cabinetry gets plywood boxes instead of solid wood that warps. Drywall gets painted with moisture-resistant primer.
Insulation for our climate: We upgrade to R-38 minimum in attics (R-49 is better), use closed-cell foam in crawlspaces, and spec triple-pane windows for older homes that lose a lot of heat. Many Mukilteo homes with original single-pane windows stay cold and develop condensation problems. We fix that.
Plumbing for freeze risk: Water lines running through exterior walls get insulation or heat tape. PEX piping resists freezing better than copper. We think about freeze protection because we live here and know what happens when pipes burst at 2 AM in January.
This attention to PNW-specific building saves you from moisture damage, mold, ice dams, and burst pipes down the road. It's the difference between a remodel that lasts and one that develops problems in year three.

Standard kitchen remodels typically take 5-10 business days to get permitted through Snohomish County, assuming plans are complete and there are no code review questions. Structural changes or electrical upgrades may add review time. We handle the permitting process and can often expedite. The timeline depends on plan detail and the specific inspector, which we know well.
Mukilteo follows Snohomish County codes based on the Washington State Building Code. Key requirements include electrical upgrades to 200-amp service in older homes, proper frost depth (18 inches in our area), seismic tie-down for homes on slopes, and compliance with setback and lot coverage rules. We design all projects to exceed minimum code because code is the minimum, not the goal.
Decks over 30 inches require building permits in Snohomish County. Retaining walls over 4 feet tall require permits and engineering. Patios don't always require permits if they're at grade, but grading changes do. We pull all necessary permits upfront so you avoid fines or complications later.
Yes, Mukilteo allows ADUs under current state law. You can typically build a detached ADU up to 1,200 square feet or a 50% of primary home size on your lot. Zoning, lot size, and setbacks determine feasibility. We've built several ADUs in Mukilteo and know the specific requirements. We can evaluate your property and run the numbers.
Many Mukilteo homes from the 1970s-1990s weren't designed with modern moisture management. No perimeter drainage, poor grading, unvented crawlspaces, and missing vapor barriers trap water. Add 50+ inches of annual rain and poor ventilation, and you get mold and damage. We fix it with proper grading, drainage, ventilation, and vapor barriers suited to our climate.
